TitleStat! is a Master Home Equity Loan Policy designed for equity loans on one-to-four unit residential real estate originated by an institutional lender and recorded in second or lower priority.

Orders submitted are expedited using our proprietary title engine and follow an accelerated process path. A legal and vesting report is delivered within 15 minutes to 4 hours from receipt of order.




Policy Coverage
The Master Home Equity Loan Policy (HELP) Home Equity Loans are insured against losses that result from:


	The borrower(s) not being named as the current owner(s) shown in the most recent recorded document in the public records

	Insufficient legal description

	Monetary liens not disclosed to Lender in the credit report, loan application, tax payment information, and Borrower�s Agreement or existing purchase money liens or refinances of purchase money liens

	Taxes assessed by governmental authority which constitute a lien on the property and not made known to Lender

	Invalid execution of the mortgage because of forgery, fraud, undue influence, duress, incompetence, incapacity or impersonation

	Invalid execution of the mortgage under a falsified, expired or otherwise invalid power of attorney

	Trustee of an estate planning trust not having authority to execute a mortgage

	Failure of the lien for future advances secured by the Insured Mortgage to have the same priority as the Insured Mortgage over monetary liens disclosed by the public records.

	Invalidity, unenforceability or loss of priority from changes in interest rate in the insured mortgage
